Just a few days ago we made an offer on a small piece of land just a few miles from where we live. The offer has been accepted and if it works out then I’ll be building a small post and beam house on the property that we will either live in or rent (not decided which yet). Either way, it will be a great opportunity to show the post and beam process and benefits.
We are still in the “due diligence”phase. Tomorrow morning I’ll be meeting an environmental engineer on the property so we can perform a “perc” test. This will determine the ability of the ground to percolation water within a predefined amount of time. If it doesn’t then the septic tank will have to be special built and it will be significantly more expensive. The soil is quite sandy and I don’t expect it to be an issue. A survey of the property was done fairly recently so it is not needed. The only remaining item will be to visit our county planning/zoning/development office and make certain we can split the property in half later so we can build a second house.
